Flood in 30-Story Office Tower

Scenario:
In 2023, a seal failed on a high-volume water pump in one of the building’s main mechanical rooms. The flow rate of the leak was estimated to be approximately 30-40 litres per minute. The operations team at the site was instantly notified of water, and dispatched to the mechanical space to inspection. The area was a remote and unmanned area of the building visited only for regular maintenance or daily checks.


Outcome:
Upon discovery of the leaking pump, water to the system was immediately shut off so the pump seal could be repaired. The results was a prevention of a claim upwards of $150,000 in repairs and replacement of damaged fan units and other critical building infrastructure equipment.
